For that money you could have one that looks amazing, with aluminium and glass sliding doors and wood cladding. Mine was about half that, with UPVC doors and windows and cement rendered on the outside, but it’s insulated and perfectly functional. Obviously I would have preferred a nice looking one instead, but I think it’s less likely to get burgled this way as it looks more like a shed than a posh summer house. That’s how I justify it looking a bit ugly anyway. It will last as it’s built like a bungalow, it’s got footings and a suspended timber floor.

Yes, went with a builder from Chingford who doesn’t have a website. They get east europeans to dig the footings (and carry it all through the house into a skip) and then they have a couple of older blokes to do the block-work; they use standard size UPVC windows and french doors; and so on, to keep the cost down. I got someone else to do the inside insulation and plaster boarding. For flooring I used Wickes structural pine boards instead of actual flooring.

Same here re build / cost. Although any plans I had to make it some audiophile hangout / opium den have been scuppered by our kids taking it over. Still, gets them and their teenage mates out of the house.

My kids can keep the living room. That’s got the game console, telly and random lego bits on the floor. The disco shed is locked and the key out of their reach as there are things in there that they are too young for. Only problem is I don’t have a loo in there, so have to go back into the house for that. I could wee in the garden but might start to smell if I did that too often.

Green Retreats out Oxford way did mine, was about £16k as far as I remember, but worth every penny especially over the last couple of years

That’s a very nice looking garden room. Next time I move house I will try to go for something attractive like that.

When you have friends round and it gets to about midnight, and you haven’t eaten for a while, the beer goes right through me, I have to run into the house and up the stairs for a slash every 20 minutes.

You’re not actually allowed to put a loo in them (if it’s being built under permitted development) but the trick is not to show it on the planning drawings and install it anyway during construction. Should be fine as long as you don’t have a nosy disgruntled neighbour that reports you to the planning enforcement office.
